The words, photographs, floorplans, films and design of this website belong to Browns Residential, or are used under licence from their owners. You are welcome to view, print or download them for your own personal use. You may not alter them, or copy, publish or reuse any part of them elsewhere, including on another website or property portal, without our written permission.

Using this website

We take care to keep the information on this website accurate and up to date, but it is given as a guide rather than a guarantee. We may change or correct it at any time without notice, and you should not act on it alone. As far as the law allows, we accept no responsibility for errors or omissions, for any loss arising from reliance on the website, or for any damage to your device caused by using it.

Where the website links to other sites, we do so for convenience and are not responsible for their content.

Our property particulars

Our particulars are written and photographed with care, but they are a description, not a statement of fact, and they do not form part of any offer or contract. In particular:

• measurements and floorplans are approximate and are given for guidance only;
• photographs show parts of the property as they were at the time they were taken;
• where a computer-generated image is used, it shows how a property is intended to look and may change;
• we have not tested any services, systems or appliances, and cannot confirm that they work;
• references to tenure, planning permission, building regulations or other consents are given as we understand them, and have not been checked by us.

Before committing to a purchase or tenancy, buyers and tenants should satisfy themselves on every point that matters to them, through their own inspection, their solicitor and their surveyor. We may update particulars at any time.

Reviews

The reviews on this website are our clients’ own words, reproduced as they wrote them; where one has been shortened, nothing in it has been changed. Each was left publicly on Google, where it can be read in full.

The number of reviews we show is the number published on our Google Business Profile, and we check it regularly so that it stays current. We do not pay for reviews, offer anything in return for them, or write them ourselves.

Complaints

If something has gone wrong, we would like to hear about it, and to put it right. Please write to one of our founders, by email to contact@brownsresidential.com or by post to Browns Residential, Unit 18 WOW Workspaces, Sandown Road, Watford, Hertfordshire, WD24 7UY, setting out what has happened.

We will acknowledge your complaint within three working days, look into it fully, and send you our written response within fifteen working days of receiving it.

If you are not satisfied with that response, let us know and your complaint will be reviewed again by a founder who was not involved. We will send you our final written view within a further fifteen working days.

If our final view does not resolve the matter, or if eight weeks have passed since you first complained, you can refer it to The Property Ombudsman, which provides a free and independent service for settling disputes. The Ombudsman will usually expect you to have completed our own procedure first, and you will need to refer your complaint within twelve months of our final view.

Law

These terms are governed by the law of England and Wales, and any dispute about them or about the use of this website will be dealt with by the courts of England and Wales.
